LEGAL DESCRIPTION

The NW1/4 of Section 35, T89N, R34W of 5th P.M., (Williams Twp.), Calhoun County, Iowa

GENERAL DESCRIPTION

A well located, productive farm located northeast of Lytton, IA in Section 35 of Williams Township, Calhoun County. Farm will be offered as two parcels:  PARCEL # 1: The East 80+/- Acres and PARCEL # 2: The West 80+/- acres. The successful high bidder will have choice of Parcel # 1, Parcel # 2 or may select both parcels. In the event the high bidder selects both parcels, the sale is over. In the event the high bidder selects one parcel, the remaining parcel will then be offered.

FSA currently has this as one Farm unit and rates as: Cropland Acres: 156.94; Corn Base of 90.96 with a PLC yield index of 175; Soybean Base of 54.14 with a yield index of 47. If the farm sells as two parcels, FSA will determine the crop acres and base acres.

Surety Digital Soil Service indicates CSR2 78.9 for the entire farm; Parcel # 1: CSR2 approx. 83.5; Parcel # 2: CSR2 approx. 74.2

Drainage is served by DD 122 with Branch laterals in the West portion of the farm.

TERMS OF SALE

Purchaser(s) shall pay 10% of the purchase price on date of sale and sign a standard real estate contract agreeing to pay the balance in full on or before December 27, 2023. Possession given upon closing, subject to the current lease which has been terminated and expires on March 1, 2024. Real estate taxes will be pro-rated to date of closing. There are no Buyer Contingencies of any kind – all potential bidders are to have financial arrangements made prior to bidding. Auctioneers represent the Seller in this real estate auction.
