The W1/2 NE1/4 and all that part of the E1/2 NW1/4, lying east of the centerline of the Cedar Creek Drainage Ditch, all in Section 10, T90N, R34W of 5th P.M, (Cedar Twp.), Pocahontas County, Iowa

GENERAL DESCRIPTION & METHOD OF SALE

Farm will be offered as one parcel on the basis of 130.80 taxable acres.

FSA currently has this parcel combined with other land, but it appears that there are approx. 127.89 Cropland Acres. Actual cropland acres, corn base and soybean base to be determined by the FSA office.

There is a small building site included with the farm and improvements include a 32’x52’ Quonset building and a dryer bin and another smaller metal bin.

TERMS OF SALE

Purchaser(s) shall pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance on or before January 16, 2024. Possession given upon closing, subject to the current farm lease which has been terminated and will expire on March 1, 2024.  Real Estate Taxes will be pro-rated to date of closing.
